Will Other Realtors try to show home? Truth is: Probably not. But, they may try to use this site as a reference to solicit your listing (and that's a no-no!) Realtors like to take their buyers to homes where they are guaranteed their co-op fee being paid for the work they have done. So, typically, they stay away from fsbo homesellers. However, the buyers of those Realtors may find your home on their own. Please price your home with the standard co-op fee in your area included (just in case). Our experience is that if you don’t agree to a co-op fee, the Realtor will attempt to find “your buyer” another home that they will like just as well. Half the commission is better than full commission and acceptable to agents if they are working with a buyer who finds your home.
What is Co-op Fee? Co-Op fee is normally ½ of the full commission paid in your area. Cooperation- Fee or "Buyer Agent" fee.
Will you use the same forms and procedures as any other real estate brokerage if we find a buyer? Our Home Seller Kit provides you the Lead Base Paint Form and the Residential Property Disclosure Form- both required forms in Ohio. We do not provide contracts because the standard contracts for the sale of real estate are only available thru attorneys and licensed Realtors in this area. If you decide to list your home with Homes that Click Realtors, they will use all of the required standard forms.
Must I buy your signs? Yes, You can purchase additional signs for $10.00 each
What type of pictures work best for the Internet?
Pictures are best when taken in the jpeg format and around 240x240 pixels.
